NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east entrance of the Weber County Courthouse, a/k/a Second Judicial District, 2525 Grant Avenue, Ogden, Utah, on Monday, June 3, 2013, at the hour of 4:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Karla M. Dolan and Lance B. Dolan, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Graystone Mortgage, LLC, its successors and assigns, covering real property located at approximately 2569 North 700 East, North Ogden, Weber County, Utah, and more particularly described as: PART OF LOTS 1 AND 2, BLOCK 2, PLAT A, NORTH OGDEN SURVEY, WEBER COUNTY, UTAH: BEGINNING AT THE NORTHEAST CORNER OF SAID LOT 1, AND RUNNING THENCE SOUTH 0 ? 15 ' WEST 100.50 FEET; THENCE NORTH 89 ? 45 ' WEST 115.00 FEET; THENCE NORTH 0 ? 15 ' EAST 100.50 FEET; THENCE SOUTH 89 ? 45 ' EAST 115.00 FEET TO THE POINT OF BEGINNING. 18-003-0011 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Lance B. Dolan and Karla M. Dolan. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $20,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
