NOTICE OF TRUSTEE'S SALE
The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, Utah, on July 11, 2017, at 10:30 am, for the purpose of foreclosing a deed of trust dated August 26, 2005 and executed by Richard Thomas Ridley and Debra Jean Ridley, as trustors, in favor of Wells Fargo Financial Utah, Inc., covering the following real property purported to be located in Weber County at 3201 Adams Avenue, Ogden, UT 84403 (the undersigned disclaims liability for any error in the address), and more particularly described as:
Beginning at a point on the West line of Adams Avenue, 175.91 feet North of the South line of Lot 14, Block 4, South Ogden Survey, Ogden City Survey, Weber County, Utah, running thence North 37.5 feet to the South line of 32nd Street; thence West along South line of 32nd Street 107 feet; thence South 37.5 feet; thence East 107 feet to the place of beginning.
Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property.

The current beneficiary of the deed of trust is Wells Fargo Financial Utah, Inc. and the record owners of the property as of the recording of the notice of default are Richard Thomas Ridley and Debra Jean Ridley.
The sale is subject to bankruptcy filing, payoff, reinstatement or other circumstance that affects the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned, and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.
A $20,000.00 deposit in the form of a bank or credit union cashier's check or a bank official check, payable to eTitle Insurance Agency, is required to bid. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit. The successful bidder must tender the deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a wire transfer, bank or credit union cashier's check, or bank official check payable to eTitle Insurance Agency. A bank or credit union cashier's check must be pre-printed and clearly state that it is a cashier's check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within five business days after receipt of the amount bid.
