NOTICE OF TRUSTEE'S SALE
The following described property will be sold at public auction to the highest bidder at the Main Entrance, Box Elder County Courthouse, 43 North Main, Brigham City, Utah, on November 29, 2016, at 12:15 pm, for the purpose of foreclosing a deed of trust dated August 8, 2007 and executed by Duqui Ned Helphenstine and Wendy Helphenstine, as trustors, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Citibank, N.A., its successors and assigns, covering the following real property purported to be located in Box Elder County at 3080 West 4600 North, Brigham City, UT 84302 (the undersigned disclaims liability for any error in the address), and more particularly described as:

The current beneficiary of the deed of trust is CitiMortgage, Inc. and the record owners of the property as of the recording of the notice of default are Duqui Ned Helphenstine and Wendy Helphenstine.
The sale is subject to bankruptcy filing, payoff, reinstatement or other circumstance that affects the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned, and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.
A $20,000.00 deposit in the form of a bank or credit union cashier's check or a bank official check, payable to eTitle Insurance Agency, is required to bid. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit. The successful bidder must tender the deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a wire transfer, bank or credit union cashier's check, or bank official check payable to eTitle Insurance Agency. A bank or credit union cashier's check must be pre-printed and clearly state that it is a cashier's check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within five business days after receipt of the amount bid.
