AMENDED NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on August 13, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on January 8, 2009 by Corbin G. Young, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for New Line Mortgage, DIV. Republic Mortgage Home Loans, LLC, its successors and assigns, covering the following real property purported to be located in Weber County at 3541 South Jackson Avenue, Ogden, UT 84403 (the undersigned disclaims liability for any error in the address), and more particularly described as: The North 21 feet of Lot 35, all of Lot 36 and 37 and the South 5 feet of Lot 38, Block 22, NELSON PARK ADDITION, Ogden City, Weber County, Utah, according to the official plat thereof on file and of record in the Weber County Recorder 's Office. Also part of Lots 11 through 14, inclusive with vacated alley, Block 22, NELSON PARK ADDITION, Ogden City, Weber County, Utah described as follows: Beginning 4.0 feet North from the Southwest corner of Lot 35 of said Block 22; thence North along the East line of vacated alley 76.00 feet to a point 5.0 feet North of the Southwest corner of Lot 38 of said Block 22; thence West 72.70 feet; thence South 76.00 feet to a point 4.0 feet North of the South line of said Lot 14; thence East 72.70 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 05-048-0018 The current beneficiary of the trust deed is Wells Fargo Bank, N.A. and the record owner of the property as of the recording of the notice of default is Corbin G. Young. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidders funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashiers check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashiers check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustees deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
