NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east entrance of the Weber County Courthouse, a/k/a Second Judicial District, 2525 Grant Avenue, Ogden, Utah, on Wednesday, January 18, 2012, at the hour of 4:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Norman M. Ross and Kelli L. Ross, in favor of Washington Mutual Bank, covering real property located at approximately 7119 West 5100 South, Hooper, Weber County, Utah, and more particularly described as: PART OF THE NORTHWEST QUARTER OF SECTION 14, TOWNSHIP 5 NORTH, RANGE 3 WEST, SALT LAKE BASE AND MERIDIAN, U.S. SURVEY: BEGINNING AT A POINT IN THE CENTER OF A STREET 208.56 FEET WEST ALONG THE QUARTER SECTION LINE AND 645.15 FEET NORTH 0 ? 03 '30 " WEST ALONG THE CENTER OF A STREET FROM THE SOUTHEAST CORNER OF THE NORTHWEST QUARTER OF SAID SECTION 14, AS ESTABLISHED BY THE WEBER COUNTY SURVEYOR, RUNNING THENCE NORTH 0 ? 03 '30 " WEST 315.74 FEET, MORE OR LESS, ALONG THE CENTER OF SAID STREET TO THE CENTER OF ANOTHER STREET, THENCE SOUTH 89 ? 44 ' WEST 170.0 FEET ALONG THE CENTER OF SAID STREET, THENCE SOUTH 0 ? 03 '30 " EAST 313.84 FEET, MORE OR LESS, THENCE SOUTH 89 ? 32 '30 " EAST 170.0 FEET TO THE POINT OF BEGINNING. EXCEPTING THEREFROM THAT PORTION LYING WITHIN THE STREETS. 10-017-0024 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Norman M. Ross and Kelli L. Ross. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
