NOTICE OF TRUSTEE 'S SALE. The property described below will be sold at public auction to the highest bidder payable in lawful money of the United States at the time of sale. The sale will be held at the main entrance of the Weber County District Court-Ogden District Court, 2525 Grant Avenue, Ogden Utah 84401 on Monday, May 14, 2012 at 2:00 P.M. (MDT). The purpose of the sale is the foreclosure of that certain Deed of Trust, dated November 9, 2010 ( "Deed of Trust "), granted by First Cabin Investments, LLC, a Utah limited liability company (referred to herein as "Trustor "), in favor of those certain individuals/entities listed thereon, (collectively referred to herein as the "Beneficiary "), with Douglas J. Shumway, an active member of the Utah State Bar located in Salt Lake City, Utah, acting as successor trustee ( "Successor Trustee "). The Deed of Trust was recorded on November 12, 2010, as Entry Number 2501889 in the Official Records of the County Recorder of Weber County, State of Utah. The property subject to the Deed of Trust ( "Trust Property ") is situated in Weber County, State of Utah, and is more particularly described as: PARCEL 1: ALL OF UNIT C-2, WEBER CENTER (THE), OGDEN CITY, WEBER COUNTY, UTAH, ACCORDING TO THE OFFICIAL PLAT THEREOF. TAX ID: #01-085-0009; AND PARCEL 2: ALL OF UNIT C-3, WEBER CENTER (THE), OGDEN CITY, WEBER COUNTY UTAH, ACCORDING TO THE OFFICIAL PLAT THEREOF. TAX ID: #01-085-0010. The Notice of Default and Election to Sell ( "Notice of Default ") associated with the Deed of Trust was recorded on December 29, 2011, as Entry No. 2556299 in the Official Records of the County Recorder of Weber County, State of Utah. The current Beneficiaries of the Deed of Trust are those individuals/entities listed on Exhibit A to the Deed of Trust, as identified by the Deed of Trust, including their successors and assignees. The record owner of the Trust Property as of the recording of the Notice of Default was First Cabin Investments, LLC, a Utah limited liability company, whose mailing address is 2380 Washington Blvd. Ste. 200, Ogden, Utah 84401. Bidders must tender to the Trustee, at the time of the sale, a $10,000.00 deposit in order to place a bid. The winning bidder must tender to the Trustee, at the address provided below, the remainder of the purchase price no later than 4:00 p.m. (MDT) on the next business day following the sale. The payment must be in the form of a cashier 's check and bank "Official Checks " are not acceptable. A Trustee 's Deed will be made available to the successful bidder within three (3) business days following receipt of the bid amount. The Trust Property is to be sold without any warranties whatsoever, including, but not limited to, any warranties of title, possession, or encumbrances.
