IMPORTANT NOTICE TO PROPERTY OWNER: YOU ARE IN DEFAULT UNDER A DEED OF TRUST, DATED August 17, 1999. UNLESS YOU TAKE ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. Successful bidders must tender a deposit of $5,000 in certified funds to the trustee at the time of sale, with the balance due by noon the following business day, at the office of the Trustee. At the main entrance of the Weber County District Court, 2525 Grant Avenue, Ogden, Utah all right, title and interest conveyed to and now held by it under said Deed of Trust in the property situated in said County and State described as: ALL OF LOT 16, IN BLOCK 2, KIWANA SUBDIVISION NO. 2, IN SOUTH OGDEN CITY, WEBER COUNTY, UTAH, ACCORDING TO THE RECORDED PLAT THEREOF. DRAPER AND EMMA DE DRAPER IN BOOK 1179 AT PAGE 1179 AT PAGE 404 DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHEAST CORNER OF SAID LOT 16, RUNNING THENCE NORTH 3133 WEST 84.13 FEET; THENCE SOUTHERLY TO A POINT SOUTH 89 ? 45 ' WEST 47 FEET FROM THE PLACE OF BEGINNING; THENCE NORTH 89 ? 45 ' EAST 47 FEET TO THE PLACE OF BEGINNING. EXCEPTING THEREFROM THAT PORTION LYING WITHIN THE 30 FOOT RIGHT OF WAY OF A CANAL AND EASEMENTS AS SHOWN ON THE RECORDED PLAT THEREOF. The street address and other common designation of the real property described above is purported to be: 5000 Burch Creek Dr., South Ogden, UT 84403. Estimated Total Debt as of January 13, 2012 is $186,706.09.
