NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on April 3, 2012, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on January 11, 2008 by Howard J. Jensen and Elaine K. Jensen or their successor, as Trustees of the Jensen Family Trust, U/A August 10, 1995, as trustors, in favor of America First Federal Credit Union, covering the following real property purported to be located in Weber County at 340 North Wall Avenue, Ogden, UT 84404 (the undersigned disclaims liability for any error in the address), and more particularly described as: Part of the Southwest Quarter of Section 8, Township 6 North, Range 1 West, Salt Lake Meridian, U.S. Survey: Beginning 585 feet North and North 88 ? 52 ' West 296.55 feet to State Road, and North along road 113.5 feet from the Southeast corner of said quarter section, thence South 88 ? 52 ' East 118.7 feet, thence North 60 feet, thence North 88 52 ' West 118.7 feet to road, thence South 60 feet to beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.:11-043-0019 The current beneficiary of the trust deed is OneWest Bank, FSB and the record owners of the property as of the recording of the notice of default are Howard J. Jensen and Elaine K. Jensen, or their successor, as trustees of The Jensen Family Trust, U/A August 10, 1995. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
