AMENDED NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on March 20, 2012, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on August 15, 2003 by Russell J. Gooch and Heather M. Gooch, as trustors, in favor of Washington Mutual Bank, a Washington Corporation, covering the following real property purported to be located in Weber County at 3150 North 250 East, North Ogden, UT 84414 (the undersigned disclaims liability for any error in the address), and more particularly described as: Lot 124, MT. LOMOND ESTATES NO. 2, in North Ogden City, Weber County, Utah, excepting the following: beginning at the Northeast corner of said lot and running thence West along lot line 2.0 feet; thence South 50 feet; thence Southeasterly 83 feet, more or less, to the Southeast corner of said lot, thence North to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 17-044-0021 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association successor by merger to Washington Mutual Bank, a Washington Corporation and the record owners of the property as of the recording of the notice of default are Russell J. Gooch and Heather M. Gooch. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
