The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Sanpete County Courthouse, 160 North Main, Manti, UT 84642, on February 28, 2012, at 1:00 p.m. of said day, for the purpose of foreclosing a trust deed dated November 20, 2009, and executed by KATIE ANN MUIR, as Trustor, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. SOLELY AS NOMINEE FOR ZIONS FIRST NATIONAL BANK, N.A. as Beneficiary, which Trust Deed was recorded on November 24, 2009, as Entry No. 167056, in Book 596, at Page 1101, in the Official Records of Sanpete County, State of Utah covering real property purportedly located at 170 East 470 North, Centerfield, Utah 84622 in Sanpete County, Utah, and more particularly described as:
LOT 17, NORTH FARM SUBDIVISION, ACCORDING TO THE OFFICIAL PLAT THEREOF ON FILE AND OF RECORD IN THE SANPETE COUNTY RECORDER'S OFFICE.

The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owner of the property as of the recording of the Notice of Default is KATIE ANN MUIR.
Bidders must tender to the trustee a $5,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier's check or certified funds. Cash payments, personal checks or trust checks are not accepted.
