NOTICE IS HEREBY GIVEN: That MARK D. EDDY, Attorney at Law, is the Successor Trustee under a Real Estate Deed of Trust dated December 15, 2010, executed by LAVON BRODERICK, the Trustor, to secure obligations in favor of PROVO POSTAL CREDIT UNION, Beneficiary, recorded December 20, 2010, as Entry No. 174679, in Cook 611, at Page 1412, of the official records of Sanpete County, State of Utah, describing land therein as:
Beginning 21.42 chains South and 20 chains West from the Northeast corner of Section 21, Township 15 South, Range 4 East, Salt Lake Base and Meridian; thence North 5.25 chains, thence East 10 chains, thence South 5.25 chains, thence West 10 chains to the point of beginning.
Excepting all minerals in or under said land including, but not limited to metals, oil, gas, coal, stone and mineral rights, mining rights, and easement rights or other matters relating thereto, whether expressed or implied.

Said obligation includes a Loanliner Loan and Security Agreements and Disclosure Statement under date of December 15, 2010, in the original principal sum of Thirty Four Thousand Six Hundred Eighty Eight Dollars ($34,688.00).
A breach of and default in the obligations for which said Deed of Trust is security has occurred in that Trustor has failed to pay or cause to be paid the principal and interest due on said Loanliner Home Equity System Note and Disclosure Statement amounting to a total delinquency due the Beneficiary as of December 21, 2011, of $2,190.98, plus interest, Trustee's fees, attorney's fees, and costs incurred by Beneficiaries.
By reason of such default, the undersigned as Successor Trustee under said Deed of Trust does hereby declare all sums secured thereby immediately due and payable and has elected and does hereby elect to cause the trust property to be sold to satisfy the obligations secured thereby.
