Bailey, as Trustor, in favor of Granite Credit Union, covering real property located at 21000 North 12050 East, Mount Pleasant, Utah 84647, and more particularly described as:
Parcel No. 22474: Beginning at the Southwest corner of the Southwest quarter of Section 19, Township 14 South, Range 5 East, Salt Lake Base and Meridian, thence East 20 rods, thence North 10 rods, thence West 20 rods, thence South 10 rods to the point of beginning.
Parcel No. 22476X12: Beginning at a point 2.50 chains North from the Southwest corner of the Southwest quarter of Section 19, Township 14 South, Range 5 East, Salt Lake Base and Meridian, thence North 2.75 chains, thence North 87° East 9.90 chains, thence South 5.77 chains, thence West 4.90 chains, thence North 2.50 chains, thence West 5.00 chains to the point of beginning.
Excepting therefrom the following described property to-wit:
Parcel No. 22476X15: Beginning at a point which is North 89°5849 East 602.51 feet along the South section line from the Southwest corner of Section 19, Township 14 South, Range 5 East, Salt Lake base and Meridian, thence North 00°0040 West 436.23 feet to a fence line, thence North 87°0107 East 50.07 feet along said fence line, thence South 00°0040 East 438.81 feet to the South section line of said section, thence South 89°5850 West 50.00 feet along said South line to the point of beginning.
The current beneficiary of the trust deed is Granite Credit Union and the record owner the property as of the recording of the notice of default is Gina D. Bailey. This Trust Deed is recorded as Entry Number 123542 the records of the Sanpete County Recorder. Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashiers check or certified funds.
