NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east entrance of the Weber County Courthouse, a/k/a Second Judicial District, 2525 Grant Avenue, Ogden, Utah, on Tuesday, February 21, 2012, at the hour of 3:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Great American Homes Inc., in favor of America West Bank, covering real property located at approximately 5818 South 4150 West, Roy, Weber County, Utah; 5848 South 4150 West, Roy, Weber County, Utah; and the north corner of 5850 South and 4300 West, Roy, Weber County, Utah, and more particularly described as: PARCEL 1 ALL OF LOT 28, OLYMPIA PARK SUBDIVISION PHASE 3, AMENDED, ROY CITY, WEBER COUNTY, UTAH. 09-550-0007 PARCEL 2 ALL OF LOT 31, OLYMPIA PARK SUBDIVISION PHASE 3, AMENDED, ROY CITY, WEBER COUNTY, UTAH. 09-550-0010 PARCEL 3 ALL OF LOT 1, OLYMPIA PARK SUBDIVISION PHASE 1, ROY CITY, WEBER COUNTY, UTAH. 09-473-0001 The current beneficiary of the trust deed is 2010-1 RADC/CADC Venture, LLC, a Delaware limited liability company, and the record owner of the property as of the recording of the notice of default is Great American Homes Inc. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
