NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on August 29, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on October 14, 2010 by Gail M. Youngblood, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for MetLife Home Loans, a Division of MetLife Bank, N.A., its successors and assigns, covering the following real property purported to be located in Weber County at 962 36th Street, Ogden, UT 84403 (the undersigned disclaims liability for any error in the address), and more particularly described as: Lots 19 to 24 inclusive, and part of the vacated alley abutting said lots on the East, Block 22, NELSON PARK ADDITION, Ogden City, according to the official plat thereof, recorded in the office of the County Recorder, County of Weber, State of Utah: Beginning at a point 5 feet South of the Northeast corner of said Lot 19, and running thence West 32.7 feet; thence South 50 feet; thence West 41.25 feet; thence South 126 feet, more or less, to the North line of 36th Street; thence East 83.95 feet, more or less, to the center of said vacated alley; thence North 176 feet, more or less, to a point East of beginning; thence West 10 feet to the place of beginning. Now described as: Parts of Lots 19 to 24 inclusive, and part of the vacated alley abutting said lots on the East, Block 22, NELSON PARK ADDITION, Ogden City, Weber County, Utah: Beginning at a point 5 feet South of the Northeast corner of said Lot 19, and running thence West 32.7 feet; thence South 50 feet; thence West 41.25 feet; thence South 126 feet, more or less, to the North line of 36th street; thence East 83.95 feet, more or less, to the center of said vacated alley; thence North 176 feet, more or less, to a point East of beginning; thence West 10 feet to the place of the beginning. Together with the following described portion on the vacated 36th street abutting there (E#2563838 DED plat BK 72, PG 61): Beginning at the Southwest corner of lot 24, Block 22, on NELSON PARK ADDITION, Ogden City, Weber County, Utah; thence South 88 ? 40 '58 " East 319.97 feet along the South line of said Lot 24 and 25 of said subdivision to the West right of way line of Jackson Avenue; thence South 01 ? 17 '27 " West 27.57 feet along East right of way line of Jackson Avenue; thence South 89 ? 06 '46 " West 319.99 feet to the East right of way of Fowler Avenue; thence North 01 ? 18 '25 " East 29.97 feet along East right of way line of Fowler Avenue to the point of the beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 05-048-0050 The current beneficiary of the trust deed is JPMorgan Chase Bank, N.A. and the record owner of the property as of the recording of the notice of default is Gail M. Youngblood. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency.
