NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on July 30, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on May 31, 2005 by William H. Slaughter and Tracy K. Slaughter, as trustors, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Wilmington Finance, a division of AIG Federal Savings Bank, its successors and assigns, covering the following real property purported to be located in Weber County at 3707 South 635 West, Riverdale, UT 84405 (the undersigned disclaims liability for any error in the address), and more particularly described as: Lot 38, RIVER GLEN SUBDIVISION PHASE 2, Riverdale City, Weber County, Utah, according to the official plat thereof. Less and excepting: Beginning at the Northwest corner of said Lot 38, thence South 83 ? 09 '20 " East along the North line of said Lot 38, 11.83 feet to an existing fence, thence along said fence the following courses South 03 ? 47 '31 " East 13.15 feet, South 03 ? 24 '02 " East 13.19 feet, and South 00 ? 35 '46 " West 45.75 feet, thence South 86 ? 57 '53 " West 7.76 feet to the West line of said Lot 38, thence along said West line the following courses, North 03 ? 02 '07 " West 61.43 feet, North 79 ? 18 '07 " West 2.70 feet, and North 03 ? 32 '29 " East 12.03 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 05-184-0005 The current beneficiary of the trust deed is U.S. Bank National Association, ND and the record owners of the property as of the recording of the notice of default are William H. Slaughter and Tracy K. Slaughter. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
