NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Farmington District Court, 800 West State Street, Farmington, UT, on July 30, 2013, at 9:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on June 11, 2009 by Misty D. Gablehouse, as trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for SWBC Mortgage Corporation, its successors and assigns, covering the following real property purported to be located in Davis County at 294 Birmingham Lane, North Salt Lake, UT 84054 (the undersigned disclaims liability for any error in the address), and more particularly described as: All of Unit B, Building 118, COVENTRY AT FOXBORO PHASE 4, a Condominium Development, North Salt Lake, Davis County, Utah, according to the record of survey map, filed in Book 3349 of plats, Page 796, and in the Declaration of Condominium of said development recorded November 6, 2003, as entry no. 1930423, in Book 3412, Page 760, records of Davis County, Utah, and Supplemental Declarations and Bylaws thereof. Together with the undivided ownership interest in the Common Areas and Facilities which is appurtenant to said unit as disclosed in the Declaration of Condominium of said development. More Correctly Described As: All of Unit B, Building 118, COVENTRY AT FOXBORO PHASE 4, a Condominium Development, North Salt Lake, Davis County, Utah, according to the record of survey map, filed in Book 3434 of plats, Page 2, and in the Declaration of Condominium of said development recorded November 6, 2003, as entry no. 1930423, in Book 3412, Page 760, records of Davis County, Utah, and Supplemental Declarations and Bylaws thereof. Together with the undivided ownership interest in the Common Areas and Facilities which is appurtenant to said unit as disclosed in the Declaration of Condominium of said development. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 01-311-0008 The current beneficiary of the trust deed is JPMorgan Chase Bank, N.A. and the record owner of the property as of the recording of the notice of default is Misty D. Gablehouse. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
