AMENDED NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on July 2, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on October 2, 2006 by Anna Lusk, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for BNC Mortgage, Inc., its successors and assigns, covering the following real property purported to be located in Weber County at 232 40th Street, Ogden, UT 84405 (the undersigned disclaims liability for any error in the address), and more particularly described as: A part of Lot 34 and 35, Amended Plat of CHIMES VIEW ACRES, according to the official plat thereof on file and of record in the Weber County Recorder 's Office. Beginning at a point 27.60 feet South 59 ? 11 ' East from the Southwest corner of said Lot 35; running thence North 39 ? 14 ' East 115.56 feet; thence North 50 ? 46 ' West 64.50 feet; thence North 39 ? 14 ' East 98.23 feet to the North line of said Lot 34; thence South 50 ? 46 ' East 80.5 feet; thence South 39 ? 14 ' West 187.77 feet thence South 12 ? 49 ' West 24.68 feet to the South line of said Lot 35; thence North 59 ? 11 ' West 26.96 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 05-138-0042 The current beneficiary of the trust deed is US Bank National Association, as Trustee for Structured Asset Securities Corporation, Mortgage Pass-Through Certificates, Series 2006-BC6 and the record owner of the property as of the recording of the notice of default is Arthur Kiesel. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency.
