SECOND AMENDED NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on June 13, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on April 6, 2006 by Edwin Lusk, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Classic Home Lending, Inc., its successors and assigns, covering the following real property purported to be located in Weber County at 242 13th Street, Ogden, UT 84404 (the undersigned disclaims liability for any error in the address), and more particularly described as: Part of the Northeast Quarter of Section 20, Township 6 North, Range 1 West, Salt Lake Base and Meridian: beginning at a point which is North 058 ' East 515.62 feet and North 8902 ' West 1955.04 feet from the Southeast corner of said Northeast Quarter section, said point being on the North line of 13th street, and being North 8902 ' West 60.0 feet, thence North 058 ' East 256.1 feet, thence South 8902 ' East 60.0 feet, thence South 058 ' West 256.3 feet, more or less, to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 12-114-0048 The current beneficiary of the trust deed is Wilmington Trust, National Association, as Successor Trustee to Citibank, N.A. as Trustee for Bear Stearns ALT-A Trust 2006-4, Mortgage Pass-Through Certificates, Series 2006-4 and the record owner of the property as of the recording of the notice of default is Edwin Lusk. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidders funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashiers check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashiers check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustees deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
