Woodall, as duly appointed Trustee under and pursuant to Deed of Trust recorded on November 29, 2007, as Inst. No. 2307590, in book XX, page XX, of Official Records in the office of the County Recorder of Weber County, State of Utah, executed by Janine Mendelssohn, a single woman, WILL SELL AT PUBLIC AUCTION TO HIGHEST BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATES AT THE TIME OF SALE, (SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $20,000 IN CERTIFIED FUNDS TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE DUE BY NOON THE FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE), At the main entrance of the Weber County District Court, 2525 Grant Avenue, Ogden, Utah, all right, title and interest conveyed to and now held by it under said Deed of Trust in the property situated in said County and State described as: Unit 4, Building J, contained within the Sunbook Condominium, Phase 6, a Condominium Project, as the same is identified in the record of Survey Map, recorded in Weber County, (as said record of Survey Map may have heretofore been amended or supplemented), and in the Declaration, recorded on October 08, 1997, in Weber County, as Entry No. 1497419, in book 1885, at page 547, (as said Declaration may have heretofore been amended or supplemented); Together with the appurtenant undivided interest in said project 's common areas, as established in said Declaration, and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the common areas and facilities to which said interest relates. The street address and other common designation, if any, of the real property described above is purported to be: 2421 North 400 East, #J4, North Ogden, UT 84414. Estimated Total Debt as of May 21, 2013, is $112,578.94. The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made, but without covenant or warranty, express or implied, regarding title, possession, condition, or encumbrances, including fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust, to pay the remaining principle sums of the note(s) secured by said Deed of Trust.
