NOTICE OF TRUSTEE 'S SALE APN: 07-061-0035 Trust No. 13-00013-8 Ref: Erika Johnston IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A DEED OF TRUST Dated: September 4, 2008. UNLESS YOU TAKE ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On May 14, 2013, at 11:30 A.M. James H. Woodall, as duly appointed Trustee under a Deed of Trust recorded on September 8, 2008, as Entry No. 2363500, of the official records in the office at the County Recorder of Weber County, State of Utah executed by Erika Johnston and Stuart Johnston, wife and husband, as Trustors, will sell at public auction to highest bidder, payable in lawful money of the United States at the time of sale. Successful bidders must tender a deposit of $20,000 in certified funds to the Trustee at the time of sale, with the balance due by noon the following business day, at the office of the Trustee. At the main entrance of the Weber County District Court, 2525 Grant Avenue, Ogden, Utah, all right, title and interest conveyed to and now held by it under said Deed of Trust in the property situated in said County and State described as: Part of the Northeast quarter of Section 17, Township 5 North, Range 1 West, Salt Lake Base and Meridian; Beginning at a point 894.00 feet East, and South 33.0 feet from the Northwest corner, of the Southwest quarter, of said Northwest quarter Section; Running thence East 66 feet along the South line of a street to the Northwest corner of Lot 1, Missing Willow Subdivision; Thence South 140.0 feet along the West line of Lots 1 and 2 of said Subdivision; Thence West 66 feet, Thence North 140.0 feet to the point of beginning. The street address and other common designation, of the real property described above is purported to be: 255 East 5000 South, Ogden, Utah 84405. The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made without covenant or warranty, express or implied, regarding title, possession, condition or encumbrances, including fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust, to pay the remaining principal sums of the note(s) secured by said Deed of Trust.
