NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Weber County Courthouse, 2525 Grant Avenue, Ogden, UT, on April 2, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on January 7, 2008 by New Horizons, NCS, Inc., as trustor, in favor of Celtic Bank Corporation, as beneficiary its successors and assigns, covering the following real property purported to be located in Weber County at 3003 Grant Avenue and 279 30th Street, Ogden, Utah 84401 (the undersigned disclaims liability for any error in the address), and more particularly described as: Parcel 1: Lots 49 and 50, Block 2, CENTRAL PARK ADDITION, Ogden City, Weber County, Utah. Excepting therefrom: Any portion of said Lot 49, West of the following described Centerline (as per Boundary Line Agreement (#1749105), a part of Lot 49 of The Central Park Addition, Block 2, Ogden City Survey, beginning at a point on the South side of 30th Street, and point being North 89 ? 03 '17 " West 109.93 feet from the Northeast corner of said Block 2, and running thence South 0 ? 44 '-4 " West 134.85 feet, more or less, to the South line of said Lot 49, per Ogden City datum and existing monumentation, basis of bearings for the above legal description is North 0 ? 59 '05 " East along the as monumented centerline of Lincoln Avenue between 29th Street and 31st Street, found Ogden City monuments at both of these intersections. (Tax Parcel No. 04-060-0037). Parcel 2: Lots 51 and 52, Block 2, CENTRAL PARK ADDITION to Ogden City, Weber County, according to the Official Plat thereof. (Tax Parcel No. 04-060-0038) Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. The current beneficiary of the trust deed is Celtic Bank Corporation and the record owner of the property as of the recording of the notice of default is New Horizons, NCS, Inc., a Utah corporation. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidders funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier 's check or bank official check payable to Celtic Bank Corporation. The balance must be in the form of a wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to Celtic Bank Corporation. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid. DATED: March 9, 2013.
