NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east main entrance of the Davis County Courthouse, 800 West State, Farmington, Utah, on Friday, March 29, 2013, at the hour of 4:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Carolyn Inagaki, in favor of Long Beach Mortgage Company, covering real property located at approximately 2577 East Cherry Lane, Layton, Davis County, Utah, and more particularly described as: SEE ATTACHED EXHIBIT "A " A PART OF THE SOUTHEAST QUARTER OF SECTION 14, TOWNSHIP 4 NORTH, RANGE 1 WEST, SALT LAKE MERIDIAN, U.S. SURVEY: BEGINNING AT A POINT 157.65 FEET WEST OF THE NORTHEAST CORNER OF THE WEST HALF OF THE SAID SOUTHEAST QUARTER RUNNING THENCE WEST 100 FEET; THENCE SOUTH 275 FEET, MORE OR LESS, TO THE COUNTRY ROAD; THENCE NORTH 85 ? 26 ' EAST 12.1 FEET NORTHEASTERLY ALONG SAID COUNTRY ROAD; THENCE SOUTH 88 ? 45 ' EAST 88 FEET, MORE OR LESS, TO A POINT 274.56 FEET SOUTH OF THE POINT OF BEGINNING; THENCE NORTH 274.56 FEET TO THE POINT OF BEGINNING. S. Bank, N.A., a successor trustee to Wachovia Bank, N.A. (formerly known as First Union National Bank) as trustee for Long Beach Mortgage Loan Trust 2001-4, and the record owner of the property as of the recording of the notice of default is Carolyn Inagaki. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $20,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
