NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, at the front steps of the Weber County Courthouse at 2525 Grant Avenue, Ogden, Weber County, Utah, on March 26, 2013 at the hour of 9:00 a.m. of said day, for the purpose of foreclosing a Trust Deed originally executed by Ronald K. Dixon, in favor of Granite Federal Credit Union, covering real property located at 124 West 4600 South, Washington Terrace, Utah 84405, and more particularly described as: Part of Block 4, amended plat of WASHINGTON TERRACE, PARCEL D. Washington Terrace, Weber County, Utah; Beginning at a point South 89 ? 02 ' East 10.0 feet from the Southwest corner of said Block 4; thence North 0 ? 58 ' East 249.55 feet; thence North 45 ? 58 ' East 22.0 feet; thence South 44 ? 02 ' East 168.80 feet; thence South 00 ? 56 ' West 45.75 feet; thence North 89 ? 02 ' West 125.0 feet; thence South 00 ? 66 ' West 100.0 feet to the North line of 4700 South Street; thence North 89 ? 02 ' West 10.0 feet to the point of beginning. LESS AND EXCEPTING THEREFROM: Part of Block 4, amended plat of WASHINGTON TERRACE, PARCEL D. WASHINGTON TERRACE, Weber County, Utah: A 10 foot by 100 foot parcel adjacent to the West side of former Parcel #25-023-0003 more particularly described as: Beginning at the Southwest corner of former Parcel #25-023-0003 and commencing 100 feet North to Parcel #25-023-0005; commencing 10 feet West to the Neighborhood Development Easement; commencing 100 feet South to 4700 South Street; commencing 10 feet East to the point of beginning. #25-023-0010. The current beneficiary of the trust deed is Granite Federal Credit Union and the record owner of the property as of the recording of the notice of default is Ronald K. Dixon. This Trust Deed is recorded as Entry Number 2432189 of the records of the Weber County Recorder. Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier 's check or certified funds. The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b).
