NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale and in the manner set forth below, such public auction to be held at the main front entrance of the Weber County Courthouse for the Second Judicial District, 2525 Grant Avenue, Ogden, Utah 84401 on February 26, 2013 at the hour of 11:00 a.m. for the purpose of foreclosing the Deed of Trust dated February 5, 2007 and granted and conveyed by TINA A. ALLRED, as Trustor, in favor of WASHINGTON FEDERAL, formerly Washington Federal Savings, as Beneficiary and Trustee (the "Deed of Trust "). The Deed of Trust was recorded on February 13, 2007 as Entry No. 2241875 in the Official Records of the County Recorder of Weber County, Utah. W. Jeffery Fillmore has been substituted as the Successor Trustee of the Deed of Trust. The property subject to the Deed of Trust is situated in Weber County, Utah and more particularly described as follows (the "Property "): LOT 15, BLOCK 6, EL RANCHO OGDEN ADDITION, ACCORDING TO THE OFFICIAL PLAT THEREOF ON FILE AND OF RECORD IN THE WEBER COUNTY RECORDER 'S OFFICE. TOGETHER WITH all improvements, easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures. For information purposes only the Property has a reputed address of 1122 Collins Blvd., Ogden, Utah 84404 and tax parcel ID No. 11-074-0031. The current beneficiary of the Deed of Trust is Washington Federal and the record owner of the Property as of the recording of the Notice of Default and Election to Sell is Tina A. Allred. The Trustee 's sale will be made without covenant or warranty, express or implied, regarding title, possession or encumbrances. The Trustee disclaims any responsibility for any error in the legal description of the Property. The sale is also subject to workout, reinstatement, payoff, sale cancellation or postponement, incorrect bidding instruction, bankruptcy, or any other circumstance of which the Trustee is unaware. If any of the foregoing applies, the sale will be void and the successful bidder 's funds will be returned without any liability of the Trustee or Washington Federal for interest or any other damages. Bidders must tender a $15,000 deposit to the Trustee at the time of sale and the balance of the purchase price by 12:00 noon the business day following the sale unless other arrangements are made with the Trustee. The deposit must be in the form of a bank or credit union cashier 's check or bank or credit union official check payable to Washington Federal. The balance of the purchase price must be in the form of a wire transfer, bank or credit union cashier 's check or bank or credit union official check payable to Washington Federal. Cash payments are not accepted. A trustee 's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
