NELSON as Beneficiary dated December 17, 1999 and recorded December 21, 1999 as Entry No. 289638 in Book 445 at page 1604 of Official Records in the office of the Sanpete County Recorder, covering the following described real property purported to be located in the City of Fairview, State of Utah at 34000 North 8000 East, Fairview, UT 84629 (the undersigned disclaims liability for any error in the address), and more particularly described as follows:
The East half of Lot 24, Unit 2, FAIRVIEW RANCHOS SUBDIVISION, according to the official plat thereof, filed in the office of the Sanpete County Recorder. (Parcel No. 24523X)
The current beneficiary of the trust deed is WADE HALL and the record owner of the property as of the recording of the notice of default is BARBARA JOHNSON. Said sale will be made without covenant or warranty, expressed or implied, regarding title, possession, condition or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in said Trust Deed.
Bidders must tender to the trustee a $5,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale.
Both the deposit and the balance must be in the form of a wire transfer, cashiers check or certified funds payable to Central Utah Title. Cash payments are not accepted. A trustees deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
