NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east entrance of the Weber County Courthouse, a/k/a Second Judicial District, 2525 Grant Avenue, Ogden, Utah, on Thursday, December 13, 2012, at the hour of 3:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Richard L. McNeeley, in favor of Washington Mutual Bank, a Washington corporation, covering real property located at approximately 529 East 2100 North, North Ogden, Weber County, Utah, and more particularly described as: PART OF THE SOUTHWEST QUARTER OF SECTION 33, TOWNSHIP 7 NORTH, RANGE 1 WEST, SALT LAKE BASE AND MERIDIAN, U.S. SURVEY: BEGINNING AT A POINT IN THE CENTERLINE OF 2100 NORTH STREET 12.23 CHAINS EAST AND 23.90 CHAINS NORTH OF THE SOUTHWEST CORNER OF SAID QUARTER SECTION, SAID POINT ALSO BEING 1381.25 FEET SOUTH 89 ? 49 ' EAST OF THE CENTERLINE OF WASHINGTON BLVD; AND RUNNING THENCE SOUTH 89 ? 49 ' EAST 79.49 FEET; THENCE SOUTH 0 ? 05 ' WEST 173.5 FEET; THENCE NORTH 89 ? 49 ' WEST 79.49 FEET; THENCE NORTH 0 ? 05 ' EAST 173.5 FEET TO THE POINT OF BEGINNING. EXCEPTING THEREFROM THAT PORTION LYING WITHIN THE DEDICATED STREET OF 2100 NORTH. 17-076-0006 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Richard L. McNeeley. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $20,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
