NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Second District Courthouse, 2525 Grant Avenue, Ogden, UT 84401, on December 11, 2012, at 12:00 noon of said day, for the purpose of foreclosing a trust deed dated August 31, 2004, and executed by DERIK F. BALLINGHAM, as Trustor, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. SOLELY AS NOMINEE FOR REPUBLIC MORTGAGE HOME LOANS, LLC as Beneficiary, which Trust Deed was recorded on September 2, 2004, as Entry No. 2054399, in the Official Records of Weber County, State of Utah covering real property purportedly located at 5545 South 2100 West #2, Roy, Utah 84067 in Weber County, Utah, and more particularly described as: UNIT 2, BUILDING A, AS SHOWN ON THE RECORD OF SURVEY MAP FOR ROSEWOOD MANOR CONDOMINIUM, APPEARING IN THE RECORDS OF THE COUNTY RECORDER OF WEBER COUNTY, UTAH IN BOOK 21, PAGE 11 OF PLATS, AS DEFINED AND DESCRIBED IN THE DECLARATION OF CONDOMINIUM (THE DECLARATION) OF ROSEWOOD MANOR, APPEARING IN SUCH RECORDS IN BOOK 1219, PAGE 129, WHICH CONDOMINIUM PROJECT HAS BEEN ESTABLISHED AND CREATED ON THE FOLLOWING DESCRIBED REAL PROPERTY SITUATED IN THE CITY OF ROY, WEBER COUNTY, STATE OF UTAH, TO-WIT: A PART OF THE SOUTHEAST QUARTER OF SECTION 14, TOWNSHIP 5 NORTH, RANGE 2 WEST, SALT LAKE BASE AND MERIDIAN, U.S. SURVEY: BEGINNING AT A POINT ON THE WEST LINE OF 2100 WEST STREET WHICH POINT IS NORTH 359 FEET AND WEST 30 FEET FROM THE SOUTHEAST CORNER OF THE WEST HALF OF THE SOUTHEAST QUARTER OF SAID SECTION 14, RUNNING THENCE WEST 300 FEET; THENCE SOUTH 132 FEET; THENCE EAST 93 FEET; THENCE SOUTH 27 FEET; THENCE EAST 77 FEET; THENCE NORTH 27 FEET; THENCE EAST 130 FEET TO THE WEST LINE OF SAID 2100 WEST STREET; THENCE NORTH 132 FEET TO THE POINT OF BEGINNING.
