NOTICE OF TRUSTEE 'S SALE APN: 01-061-0033 Trust No. 12-00728-8 Ref: Lizbeth Higuera Loan No. XXX IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A DEED OF TRUST DATED November 23, 2007. Woodall, as duly appointed Trustee under a Deed of Trust recorded on November 26, 2007, as Entry No. 2306734, of the official records in the office at the County Recorder of Weber County, State of Utah executed by Lizbeth Higuera, a married person, will sell at public auction to highest bidder, payable in lawful money of the United States at the time of sale. At the main entrance of the Weber County District Court, 2525 Grant Avenue, Ogden, Utah, all right, title and interest conveyed to and now held by it under said Deed of Trust in the property situated in said County and State described as: Part of Lot 5, Block 10, Plat "B ", Ogden City Survey, in Ogden City, Weber County, Utah; Beginning at a point on the East line of Madison Avenue, said point being South 0 ? 58 ', West, 49.50 feet, from the Northwest corner of said Lot 5, and running thence South 89 ? 02 ' West, 132.00 feet to the East line of Madison Avenue; Thence along said East line North 0 ? 58 ' East, 57.75 feet to the point of beginning. Together with a right of way over the following described property: A part of Lots 4 and 5, Block 10, Plat "B ", Ogden City Survey, in Weber County, Utah; Beginning at a point 217.75 feet North of the Southwest corner of said Lot 5, running thence East 142 feet; Thence North 29.7 feet; Thence West 10 feet; Thence South 24.7 feet; Thence West 132 feet; Thence South 5 feet to the place of beginning. The street address and other common designation, of the real property described above is purported to be: 2354 Madison Avenue, Ogden, Utah 84401. The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made without covenant or warranty, express or implied, regarding title, possession, condition or encumbrances, including fees, charges and expenses of the Trustee and of the trusts created by said Deed of Trust, to pay the remaining principal sums of the note(s) secured by said Deed of Trust.
