NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, at the front steps of the Weber County Courthouse at 2525 Grant Avenue, Ogden, Weber County, Utah, on October 11, 2012 at the hour of 9:00 a.m. of said day, for the purpose of foreclosing a Trust Deed originally executed by Russell A. Ludlow and Ashley K. Ludlow, in favor of Weber State Credit Union, covering real property located at 2421 North 400 East #A4, North Ogden, Utah 84414, and more particularly described as: UNIT 4, in Building "A ", contained within SUNBROOK CONDOMINIUMS HPHASE NO. 1, as the same is identified in the record of survey map recorded in Weber County, Utah, as Entry No. 1459999 (as said map may have heretofore been amended or supplemented) and in the Declaration of Condominium, for Sunbrook Condominiums recorded in Weber County, Utah, Book 1852, at Page 81 (as said Declaration may have heretofore been amended or supplemented), of the official records. TOGETHER WITH: (A) an undivided interest in said condominium project 's common areas and facilities which is appurtenant to said unit; (B) the exclusive right to use and enjoy each of the limited common areas which is appurtenant to said unit; and (C) the non-exclusive right to use and enjoy the common areas and facilities included in said condominium project (as said project may hereafter be expanded) in accordance with the aforesaid Declaration and Survey Map (as said Declaration and map may hereafter be amended or supplemented) and the Utah Condominium Act. #18-078-0004. The current beneficiary of the trust deed is Weber State Credit Union and the record owners of the property as of the recording of the notice of default are Russell A. Ludlow and Ashley K. Ludlow. This Trust Deed is recorded as Entry Number 2347102 of the records of the Weber County Recorder. Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier 's check or certified funds. The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b). The address of the office of the trustee is P.O. Box 25786, Salt Lake City, UT 84125-0786. The hours during which the trustee can be contacted regarding the notice of default are 8:30 a.m. to 5:00 p.m., Monday through Friday, with the exception of legal holidays.
