NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Weber County Courthouse, 2525 Grant Avenue Ogden, UT on October 2, 2012 at 12:00 PM of said day, for the purpose of foreclosing a trust deed originally executed on May 26, 2011 by Arthur Schrieb Properties, LLC a Limited Liability Company, as Trustor, in favor of ACLAIME CREDIT PARTNERS, LLC, covering the following real property purported to be located in Ogden at 613 East Healy Street, Ogden UT, 84415 and more particularly described as: THE EAST 5 FEET OF LOT 2, ALL OF LOT 3, AND WEST 20 FEET OF LOT 4, BLOCK 1, WOODMANSEE 'S ADDITION TO OGDEN CITY, UTAH, ACCORDING TO THE OFFICAL PLAT THEREOF EXCEPTING THEREFROM THE SOUTH 45 FEET THEREOF. SITUATE IN WEBER COUNTY, STATE OF UTAH. TAX ID # 04-020-0060. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. The estimated total debt as of August 23, 2012 is $40,000.00. The current beneficiary of the trust deed is ACLAIME CREDIT PARTNERS, LLC and the record owner of the property as of the recording of the notice of default is/are: Arthur Schrieb Properties, LLC. The sale is subject to Bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstances exist, the sale shall be void, the successful bidders funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidder must tender to the trustee a 20,000.00 deposit at the sale and the balance of the purchase price by 12:00 Noon the day following the sale. The deposit must be in the form of a cashier 's check or bank official check payable to ACLAIME CREDIT PARTNERS, LLC. The balance must be in the form of Wire transfer, bank or credit union cashier 's check, bank official check or U.S. Postal money order payable to ACLAIME CREDIT PARTNERS, LLC.
