NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Second District Courthouse, 2525 Grant Avenue, Ogden, UT 84401, on September 4, 2012, at 12:00 noon of said day, for the purpose of foreclosing a trust deed dated September 25, 1995, and executed by MARIA E. HERNANDEZ, as Trustor, in favor of FIRST SECURITY BANK OF UTAH, N.A. as Beneficiary, which Trust Deed was recorded on October 4, 1995, as Entry No. 1367148, in Book 1774, at Page 2514, in the Official Records of Weber County, State of Utah covering real property purportedly located at 1040 East Suncrest Dr., Ogden, Utah 84404 in Weber County, Utah, and more particularly described as: ALL OF LOT 12, SUN CREST HEIGHTS SUBDIVISION, OGDEN CITY, WEBER COUNTY, UTAH. Tax ID: 12-040-0003 The current Beneficiary of the trust deed is UTAH HOUSING FINANCE AGENCY NKA UTAH HOUSING CORPORATION, and the record owner of the property as of the recording of the Notice of Default is MARIA E. HERNANDEZ. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier 's check or certified funds.
