NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east entrance of the Weber County Courthouse, a/k/a Second Judicial District, 2525 Grant Avenue, Ogden, Utah, on Thursday, July 12, 2012, at the hour of 4:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Scott Ames and Angela Ames, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Ace Mortgage Funding LLC, its successors and assigns, covering real property located at approximately 203 Chimes View Drive, South Ogden, Weber County, Utah, and more particularly described as: SEE ATTACHED EXHIBIT "A " 05-138-0020 EXHIBIT "A " PART OF LOT 13, CHIMES VIEW ACRES, AND A PART OF THE SOUTHEAST QUARTER OF SECTION 5, TOWNSHIP 5 NORTH, RANGE 1 WEST, SALT LAKE MERIDIAN, U. S. The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Scott Ames and Angela Ames. The trustee 's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $20,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee 's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
