NOTICE OF TRUSTEE 'S SALE The following described real property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, on the front steps of the Weber County Courthouse, 2525 Grant Avenue, Ogden, Utah 84401, on Wednesday, January 18, 2012 at 3:15 p.m. of said day, for the purpose of foreclosing a Trust originally created by Rock T. Jefferies, as Trustor, and Larry R. Richardson and Susan W. Richardson, as beneficiaries, covering real property located at 2265 Monroe Boulevard, more particularly described on Exhibit "A " attached hereto. EXHIBIT "A " PARCEL NO.: 01-062-0049 A PART OF LOT 10, BLOCK 11, PLAT "B ", OGDEN CITY SURVEY: BEGINNING AT A POINT 3 FEET NORTH FROM THE SOUTHEAST CORNER OF SAID LOT 10 AND RUNNING THENCE WEST 8 RODS, MORE OR LESS, TO A POINT 12 RODS EAT FROM THE WEST LINE OF SAID LOT 10; THENCE NORTH 59 FEET; THENCE EAST 8 RODS, MORE OR LESS, TO THE EAST LINE OF SAID LOT 10; THENCE SOUTH 59 FEET, MORE OR LESS, TO THE PLACE OF BEGINNING. ALSO; BEGINNING AT A POINT 115.5 FEET WEST FORM THE SOUTHEAST CORNER OF SAID LOT 10, AND RUNNING THENCE WEST 16.5 FEET, MORE OR LESS, TO A POINT OF 12 RODS EAST 16.5 FEET, MORE OR LESS, TO A POINT NORTH OF BEGINNING; THENCE SOUTH 3 FEET TO THE PLACE OF BEGINNING. SUBJECT TO AND TOGETHER WITH A RIGHT OF WAY OVER AND ACROSS THE NORTH 10 FEET OF THE FIRST DESCRIBED PARCEL HEREIN. The current beneficiaries of the trust deed are Larry R. Richardson and Susan W. Richardson and the record owners of the property as of the recording of the Notice of Default is Rock T. Jefferies. The Trustee will sell the property without warranty as to title, possession or encumbrances. Bidders must be prepared to tender to Trustee a $1,000.00 non-refundable deposit in certified funds or a cashier 's check at the time of sale to secure their bid and pay the balance of the purchase price in the amount bid within 24 hours of the sale by cashiers check.
